SUMMARY

Morgan Livingston is an expert in the construction and insurance industries with over thirty years of experience. In 1977, Morgan began his apprenticeship as a framer and a mason while working on a twenty home development for John Little Homes located in Tustin, California. While attending high school, Morgan Livingston finished his apprenticeship in these trades and was also fully trained in the installation of insulation. While attending UCLA School of Design, Morgan Livingston turned his focus to the construction document development field and worked for designers, Michael Naim, Lee Shelbourne and Architect James Ehrenchlou where he became proficient in design and construction document development. From there, Morgan Livingston established his own business and developed a name as a custom home designer and builder. Morgan Livingston assembled, managed and led a group of professionals who designed, engineered and constructed new homes and renovations to existing homes or commercial buildings. In 1994 Morgan Livingston was retained by insurance companies and homeowners throughout Southern California to analyze earthquake damage, develop cost of repairs, assist in claim management as well as complete the required repairs. For years following the earthquake, Morgan Livingston continued investigations with regard to damage analysis, code compliance and implementation followed throughout Southern California. Morgan Livingston was then retained by companies throughout the country in order to perform such services at structures which had sustained extensive damage due to hurricanes, tornados, floods and fires. 

As a result of his years in the field, Morgan Livingston has developed Reporting Formats that address the specific needs for Causes and Origins, Construction Defects, Smoke, Water and Fire Damages, Mold Related Claims, Construction Management Disputes, Construction Value Disputes, Construction Contract Disputes, Disabled Access Compliance Claims, and Code Compliance Claims. As required, each format follows the appropriate inspection and documentation protocols. Each report cites the appropriate authorities, codes and standards, and each report concludes with a recommendation of the appropriate resolution to the dispute if one exists. 

In order to expedite the estimating of structure and/or content claims along with the responsible party allocation process, as a Certified Professional Estimator (CPE) Morgan Livingston has designed and utilizes an estimating program that addresses the multiple requirements and needs of all the parties involved in the dispute relative to either first or third party claims noted herein under AREAS of EXPERTISE. Morgan Livingston is currently the President of the Los Angeles Chapter of the American Society of Professional Estimators, ASPE.

Morgan Livingston has been retained as an expert in over 2000 litigated property cases, and has been the appointed appraiser or umpire in an additional 75 insurance disputes.
